
Read the finding in context
The report should explain the visible symptom, its significance and any limitation on inspection. A symptom such as staining or cracking does not by itself confirm the underlying cause.
Prioritise further investigation
Where the cause, extent or cost cannot be established through a visual inspection, the surveyor may recommend a contractor or specialist report before exchange.
Turn findings into decisions
Use the report to plan repairs, obtain quotations and discuss the property with your legal adviser or seller. Post-survey guidance can help separate immediate priorities from longer-term maintenance.
