The service

What a roof survey is, and why it matters.

A roof survey is a focused, independent inspection of the roof. It centres on the accessible roof space and visible roof structure from inside, with a visual check of the external roof from ground level. It helps buyers and property owners understand the roof's condition, identify concerns and decide what to ask about next.

Roofs are expensive to repair and easy to overlook. Slipped slates, failing flashings or a tired flat roof can let water in for years before it shows inside, and by then timbers and ceilings may be affected.

Much of London's housing is Victorian and Edwardian, often with altered lofts, rear extensions and flat roof sections. These are the properties where a dedicated look at the roof is most often worthwhile.

Not every property needs a separate roof survey. If you are buying, a RICS Home Survey already considers the roof. A focused roof inspection is useful when the roof space or structure is the main concern, when you are planning works, or when you want more detail than a general survey provides.

What we look at

Mainly inside the roof space, with a look outside.

  • Roof space where safely accessible: rafters, purlins and visible timbers
  • Signs of movement, deterioration and water ingress
  • Visible insulation and ventilation issues
  • Internal masonry and party walls within the roof space
  • External roof coverings, chimneys and rainwater goods, as visible from ground level

This is a visual, non-invasive inspection. Inside, we inspect safely accessible roof spaces and visible construction. Outside, the roof is viewed from ground level, so areas hidden from view cannot be assessed closely. We do not open concealed areas. A separate drone survey is more suitable when detailed close-up external views are required.
